Rental Details

Changeover day:

Unless otherwise agreed, all rentals will begin and end on a Saturday and will be for a minimum of one week.

Guests are required to arrive between 4pm and 5pm (unless otherwise agreed) on the commencement day, and to leave no later than 10am on the agreed day of departure.

On your arrival you will be given a compete tour of the property. Guests will receive one set of main house keys and a controller for the main gate for the duration of the rental period. Please keep these safe at all times and ensure that they are left in the house at the end of your stay, as lost keys will necessitate locks to be changed (at the expense of the guests)

Payment Details and security deposit:

A deposit of 30% of the rent will be payable on signing the rental agreement, with the 70% balance to be paid 8 weeks prior to the commencement of your stay.

A booking and security deposit of €1000 will also be payable on signing this rental agreement. This will secure the booking, and will cover the cost of:

a) Replacing / making good any losses, breakages and / or damages incurred during the rental.

b) Any exceptional cleaning work which may be required at the end of your stay.

c) It will be refunded (less any deductions as outlined above) within 4 weeks of your stay's conclusion.

Guests should advise the guardian / agent of any breakages, losses and / or damages. This is in lieu of an inventory.

Unless otherwise agreed, there should not be more than 8 people staying at the property at any time. Beyond this, you agree that the property will be used strictly for personal and domestic purposes only and that it will not at any time be used for any commercial purposes whatsoever without the express and absolute agreement of the owner in writing, in advance.

Please note this rental property is a non-smoking property.

The owners' insurance policy requires that all outside doors are locked, and all windows are closed whenever guests are away from the property for whatever reason.

Facilities:

The swimming pool is exclusively available for the guests private use, the use of which is at the guests own and personal liability. An adult must at all times supervise children and non-swimmers whenever they are in or near the swimming pool area.

Fires are a constant risk in the hotter months. Please therefore be careful when using the barbecue and make sure that when alight it is supervised at all times.

Cleaning / towels / linen / maid service:

The property is fully equipped and furnished; bed linen, bath and swimming towels are all included in the rental price as are toiletries including shampoo and soap.

Cleaning takes place between lets and is included in the rental as is cleaning midweek for 2/4 hours. Extra cleaning can be arranged privately with the guardian at the guests expense.

Tourist tax:

A tourism tax is payable to the local commune. Currently this stands at €1.00 per person per day for guests 12 years and over. This should be paid in cash to the guardians on arrival so they can submit this together with visitor details to the authorities as required by law in Italy.
